    I suggest Jaipur-I project beneficiary to please check the followings
    1. Escalation of cost does not include Cost of land-
    As per the practice being followed by CGEWHO, the escalation is made applicable for Cost of land also. This has been checked in case of BBSR-I and represented to CGEWHO, Reply is awaited.
    Normally escalation is applicable for variation of rate of Material and labour charges. The cost of Land is Normally equal to the amount demanded in 1st call up letter minus deposits and this should not be included in the escalation calaculation

    2. In case of increase in Area of DUs, the Land cost is not included in increased area cost-The reason is that CGWHO has not bought extra land while increasing the Area of DU.
    By above process, in BBSR project the extra amount being charged by CGEWHO is about 60,000 (type-A) to 2,38,000(type D)
    3. Stilt parking is sold by CGEWHO Optionally to Members-which against the Judgement of Supreme court in September 2010.These are defined as common space and cost of the same are to be borne by all members and the same shall be inbuilt in cost of Dus
    4. The Chennai Development authority might have approved the scheme with specifying the Free/Open Parking space in the project. The same are not being developed in the project.
    5. Escalation rates varies from type of DUs( nominally why?)
    To check the escalation of Jaipur-ii, details are being obtained and the same shall be shared shortly
